Utilitas Commodity, apt function Firmitas Firmness, sound structure Venustas Delight, aesthetic harmony Phases in a typical project Schematic Design (SD) Programming, research, prelim cost estimate, renderings, illustrations, models, agreement by owner Design Development (DD) MEP, structural, Architectural details, plans, sections, elevations Construction Documents (CD) Drawings detailed enough for cost estimation and bidding Bid or Negotiation phase Bids accepted, contracts signed Contract Administration (CA) Construction Phase: Help contractor build the project as specified Results in a finished building Commissioning (Cx) Checks to make sure everything is functioning as intended May include energy use consumption tracking and post-occupancy evaluations Drawing Set Organization Sheet identification (per Nat’l CAD standard) Discipline Designator Denotes the category of subject matter contained in the file or on the layer designated. A = Architectural S = Structural Sheet Type Designator Single numerical character that identifies the sheet type. 0 = General 1 = Plans 2 = Elevations Sheet Sequence Designator Two-digit number that identifies each sheet in a series of the same discipline and sheet type. Sequence numbering starts with 01 Uniformat Used to help organize information about construction elements that perform a given function. Systems-based classification Has become much more prevalent as BIM has evolved Masterformat Used to help organize information about materials, equipment, construction requirements, assemblies, operations, and maintenance. Material based classification Historical, contract-based Limits to Design Cost, climate, zoning, gravity, legalities, etc Resources for Design Builders, knowledge, budget, existing site conditions, materials, etc. Predesign Process of identifying and including the limits and resources Zoning, budgeting, site analysis, etc Topography Configuration of surface features of a plot of land Contours spaced far apart indicate a relatively flat or gently sloping surface. Equally spaced contours denote a constant slope. Closely spaced contours disclose a relatively steep rise in elevation. Slope and suitability of slopes for various activities >25% = erosion and difficult to build on 10% = challenging for outdoor activities and expensive to build on 5 - 10% = suitable for informal outdoor activity and easy to build on
