    • Communication: Any schedule changes or distance confirmations need Mike's approval via text message, not the inspector.
    • Flexible Start Times: Modifying start times is possible if the inspector has no afternoon schedule or the week is light. If an afternoon inspection is already scheduled, adjusting the start time might not be possible due to time constraints. Priority is maximizing inspections while ensuring inspectors can complete work properly.
    • Lockbox Access: Inspections typically begin exterior and do not enter homes until 9:00 AM, due to lockbox access limitations. Requests to push start times back by one hour for lockbox issues are generally not acceptable, as it may delay the second inspection. Inspections can start at 8:00 am if access to the property is not allowed until after 9:00 am.
    • Flexibility: Flexibility in scheduling is more common during slow winter months, when inspectors might only do 1 inspection per day. During peak seasons (spring/busy periods), flexibility is restricted to accommodate 7-10 inspections per inspector per week.
    • Online Orders: Pre-existing online orders are auto-scheduled, and treated as unscheduled orders. Follow up with the scheduler for access and use the Inspector Fees & QC forms.

    Additional Inspections

    • Two Inspections Per Day (Small Homes): A second inspection can be scheduled if both properties are under 3,000 sq ft and within a 30-minute drive of each other. This is a possible option if Craig is fully booked for the day.
    • Radon & Other Homes (Same Area): A second inspection can be scheduled if the radon pickup is in the same area (30 mins) of the first inspection.
    • Time Slots: Inspections are prioritized at 8:00 AM for single-day inspections. If a radon pickup and a second home inspection are scheduled at the same time, the second inspection can be scheduled at 1:30 PM or 2:00 PM.
    • Termite Inspections: Termite inspections are included freely with full home inspections (not applicable for new, pre-listing, or standalone inspections) carried out by Arrow Exterminating. Arrow Exterminating accesses properties independently. Add "Termite Inspector" to orders.
    • Sewer Scope Inspections: Sewer scope inspections are performed by 3rd Party Sewer Consultants. Obtain 3rd party confirmation, and add "Sewer Scope Inspector" to applicable orders. Sewer Consultants access properties independently.
    • Radon Schedule: Add a "Radon Technician" as an additional inspector when Radon is included. Schedule the radon pickup 2 days later at 1:30 PM if collected during the inspection and select Chris Wolter. If the pickup is on a different day, schedule both the radon drop and pickup 48 hours apart. 48 hours prior, radon is picked up during the inspection so no "Radon Pick Up" event is required.
