Inspector Scheduling Information

• Rick generally adheres to ISN scheduling parameters; however, it's recommended to consult with him regarding scheduling requests.
• As of March 23, 2023, Rick is unavailable for crawl space inspections. Book these with Jerry instead.
• Avoid scheduling inspections for Sundays.
• Flexible start times are acceptable within 30 minutes of the scheduled time. For deviations exceeding 30 minutes, check with the inspector to confirm their availability.
• Rick has completed home inspection training and maintains at least 30 hours of continuing education annually.
• A $45 additional fee applies to Saturday inspections.
• Inspections require an agent, homeowner, or seller to provide access. If the community/property is gated, obtain the access code from the appropriate party.
• Online scheduler auto-schedules orders, no confirmation required other than property details and access. Add these orders to Inspector Fees using the inspector fee form.
• If an online order isn't complete within 30 minutes of order initiation, follow up with the initiator to re-schedule; if no contact is made, add to incompletes for follow-up.
• Verify scheduling conflicts when confirming online orders.
• Encourage full inspection attendance. If not possible, arrive for the last 45 minutes.
• For pools/spas, select the correct service in the home inspection to include the agreement.
• Homes over 20 years old: inquire about a drain line scope (sewer scan/scope). Ask about large trees (possible root growth issues).
• California deck and balcony law: schedule as a single-item inspection, text Rick for pricing and client/agent confirmation. Gather property details and reach out to Rick to confirm pricing and duration.
• Homes over 4,000 sq ft: contact Rick to confirm Jerry's inclusion and adjusted duration.
• Decks over 200 sq ft: $50 for each additional 200 sq ft; add 10 minutes for each additional 200 sq ft.
• Resend invoices via Actions > Invoice > Send Invoice.
• Attached and detached garages: a fee applies for the detached garage inspection.

Sewer Scope Inspections

• Chuck is now automatically notified when a sewer scope is included in an order, and does not need to be manually added.
• Avoid scheduling sewer scope inspections when Chuck is unavailable.
• Drain Line Scope can be performed on homes with septic. The inspector will scope from the home to the septic tank.
