Inspection Schedule Flexibility
- Flexible start times are acceptable, but ideally later than 9am to avoid traffic. 10am is a good option.
- Starting early is undesirable, especially with long drives.
- Only one inspection per day, as the report writing is the limiting factor.
- Inspections including nearby radon testing are fine. Other tasks require notification via SMS.
- An agent or agent's assistant must be present for inspections if the property has a listing agent. Access does not need to be obtained if the property is NOT listed with an agent.
- The Realtor Association recommends the listing agent be present due to liability concerns.
- Follow up on all online orders. Completed online orders are auto-scheduled.
- Add the order to inspector fees using the inspector fee form.
- For incomplete online orders, follow up to confirm scheduling or questions. Add to incompletes if scheduling is not confirmed.
- Pre-offer consultations (Walk and Talk): Gather caller's name, phone number, address, and inspection needs. Text this information to Bob, who will schedule the consultation.
Recommended Timing
- 2pm is a suggested start time; this avoids double-booking.
- Acceptable start times are generally between 10am and 4pm.
- Start times later than 4pm hinder exterior inspections.
- Very large houses (over 4,000 sq ft) can extend work past 8pm, delaying the report and impacting morning inspections the next day.
- Bob and Welmoed only do 1 inspection per day. Their preferred start time is either 10am or 2pm, but a full inspection can be scheduled at 10am, 11am, 12pm, 1pm, or 2pm without approval.
- Radon does not count as a full inspection and can be booked on the same day as a full inspection.
- Service agreement must be signed prior to inspection; keep or add scheduled orders to Order Follow Up to ensure the SA is signed by the day before.
- Unfinished basement square footage: calculate total square footage.
- Cancellation fee is 50% of the home inspection fee (excluding add-ons).
- Metal or aluminum sheds are inspected only if it has power or by specific request.
- Multi-family properties (duplex, triplex, fourplex) require a separate work order per unit.
- Radon testing is available only in Montgomery, Frederick, and Howard counties.
- Radon testing is provided by a third-party vendor.
- Bob or Welmoed will drop off radon monitor during inspection.
- The lab will arrange pick-up after inspection.
- Inspections are available Monday through Thursday.
- Report turnaround time is 3-5 business days.
- Water testing results are provided within the timeline.
- Pre-offer consultation is the inspection type for water leak inspections.
- This inspection does not include a report, and no tools are used.

- Commercial Inspections: Bob does not perform commercial inspections. Refer callers to the referral list for commercial inspectors if needed.
- Geographic Limitations: Annapolis MD, Washington DC, Baltimore MD, and all of Virginia are outside Bob's service area. Refer callers to www.ASHI.org to find inspectors in their area.
