Inspection Start Times
- Only available start times are 9am or 2pm
- Clients do not need to be present for the entire inspection
- Clients can meet the inspector at the end of the inspection
- For seller requests, contact Tammy or Jeremy
- For new construction (office opens after 10am), exterior inspection can start at 9am
- Inspections may run longer than expected
- Late starts are avoided for inspectors with 2pm scheduled appointments
- For 2pm appointments, the latest start time is 3pm (subject to factors)
- Contact Jeremy to confirm 2pm start times (green/red light)
- Inspections take several hours
- Early sunsets require ample daylight for inspections
- If inspection duration exceeds 4 hours, request a 4-hour inspection time in ShowingTime, noting the actual end time. (e.g., "Inspection starting at 9am due to end at 2pm")
- If scheduling via ShowingTime is impossible, contact the Listing Agent (LA).
- If the LA wants BrokerBay (BB) access, inform them that access is unavailable, but you'll contact the Buyer's Agent (BA) to request access.
- Contact the BA, explaining no direct inspector access to BB in TX, and request their scheduling assistance for the inspection date/time. Provide access details once approved by the BA.
- For ShowingSmart (SS) or ShowingTime (ST) or BrokerBay (BB), only include the access instructions, not the entire confirmation. Place access details at the top of the note section.
Payment & Scheduling
- Payment must be made prior to the inspection.
- The client's service agreement indicates pre-inspection payment is required.
- If payment isn't received before the inspection, add the order to OFU for follow-up.
- If unable to collect payment the day of, contact Tammy for next steps.
- Gather caller and property information and pass to Tammy to confirm pricing and scheduling.
Inspection Features & Pricing
- Termite inspections are not available as a stand-alone service.
- Mega Star Package no longer includes a virtual reality report; it can be added for $25.
- The Micro Star Package virtual reality report can be added for $50.
- Spa-only inspections cost $50, while pool/spa inspections are $100; pool-only inspections remain $100.
- If the roof is too high for access, a drone will be used (free).
- Note "Please use Drone" on the order if drone service is required.
- Homes on stilts require a $100 fee.
- Unfinished basement square footage should be added to the total square footage.
- Pricing for large detached structures depends on size, plumbing, and electrical components; contact Tammy for questions.
- MegaStar Thermal inspections cover the entire home.
- RedStar can identify plumbing leaks, water intrusion, moisture, and electrical issues with minimal disruption.
Specialized Inspections
- Sewer Scope inspections are available for Nick Jones, Scott Carey, Christian Martinez, and Devin Evans, Timothy Jones only.
- These inspections include electrical, plumbing components, and home condition.
- Exterior/interior damage caused by storms will be documented.
- Schedule Sewer Scope inspections directly with Tammy due to case-by-case pricing/scheduling.
- Contact [email protected] or request a callback.
- Phase 1 and Phase 2 inspections require passing the information to Tammy or Gina via simple texting.
- Use the provided quote email template for quote emails.
Other Important Notes
- Respond to chat inquiries with "Thank you for contacting RedStar Home Inspections, this is --- How may I assist you today?"
- Confirm client presence in chats after 2 minutes of inactivity: "I have not heard from you, are you still with me?".
- If no response after additional 2 minutes, end the chat:"Due to no response I will need to end this chat, if you wish to chat with us further feel free to reach out here or contact us directly by calling 832-643-9724".
- Ensure repair pricing (Repair Pricer) is enabled in the order after scheduling. Orders already scheduled cannot be updated; contact Tammy or Gina to make changes.
