Building Code Requirements

• Walls separating sleeping units in the same building must comply with specific provisions.

Building Elements

• Basement walls, exterior walls, floor, roof, and other elements that enclose conditioned space or provide a boundary between conditioned space and exempt or unconditioned space are defined as building thermal envelope.

Door Requirements

• Doors, when fully opened, must not reduce the required width by more than 3 inches.

Masonry and Fire Walls

• Glass unit masonry must not be used in fire walls, party walls, fire barriers, fire partitions, smoke barriers, or for exterior walls.

Sound Transmission

• Walls, partitions, and floor/ceiling assemblies between adjacent dwelling units and sleeping units must have a sound transmission class of no less than 50.

Use Groups

• A restaurant that seats 65 patrons is in use group A-2.
• A Dormitory is in use group R-2.
• Buildings containing hazards classified in H-1, H-2, H-3, and H-4 use groups must conform to code requirements for each occupancy.

Footings and Foundations

• Footings for masonry chimneys and fireplaces must be constructed of concrete or solid masonry, at least 12 inches thick, and extend at least 4 inches beyond the face of the fireplace or foundation walls on all sides.

Permits and Inspections

• An issued permit will be deemed invalid if the work authorized does not commence within 6 months.

Framing and Roofing

• The maximum spacing of collar ties is 48 inches on center.
• Joist framing on a wood floor from opposite sides on a bearing support must overlap a minimum of 3 inches.
• The minimum spacing of rafters is 24 inches on center.
• Wood collar ties must be face nailed to rafters with at least 3-10d nails.

Chimneys and Ventilation

• Masonry chimney cleanout openings must be provided within 6 inches of the base of each flue.

Insulation and Labeling

• The edge, or face of each piece, package, or container of foam plastic insulation must bear the label of the manufacturer.

Boiler Rooms

• A boiler room that is over 500sf and uses 400,000 or more BTUs requires a 2-hour fire-resistant rating.

Abatement Projects

• At an abatement project, the lunchroom should be located outside the work area.

Concrete and Strength

• The strength of concrete foundation is measured in pounds per square inch (psi).

Certificates of Occupancy

• The type of construction is not required on a Certificate of Occupancy.

Roofing Materials

• The minimum slope for asphalt shingles is 4:12.

Formwork and Framing

• A strong backed structural element run at right angles to studs and joins them to make a solid member in concrete form work framing is a bond beam.

Flashing and Corrosion

• Metal flashing must be corrosion resistant and have a minimum thickness of 0.019 inches.
