- Radon/Water Testing: Confirm with scheduler if these are needed. Online scheduler does not offer these services.
- Chat Procedures: Respond within two minutes. If no response, end the chat, providing a contact option.
- Follow-up: Only follow up on orders with add-ons, and if it's a ProSpect order. Check with inspector to see if they want to follow-up.
- Incomplete orders: Follow up on incomplete orders that have add-on services.
- Quotes/Incompletes: Do not book over quotes or incomplete orders.
- Agreements: Confirm that the agreement is signed prior to the inspection.
- Radon Inspector: Do not add the radon inspector to radon orders until further notice.
- Access Confirmation: Do not reach out to the listing agent unless scheduling in Broker Bay or showing time is impossible. Request access for a full home inspection. Tyler will send confirmation email with access information. Access may not be approved until the day before the inspection.
- Caller Information: Gather caller name, phone number, and property address.
Inspection Scheduling & Details
- Scheduling dates: Only schedule Monday-Thursday. Turnaround time is within 7 days, including water testing results.
- Commercial Inspections: Book commercial inspections for properties under 7,000 sq ft, not a specialized building (e.g., church, medical, multi-office). Use Standard Residential Inspection type. Contact Tyler for larger properties or specialized buildings.
- Additional Services: Select add-on services if applicable.
- Outbuildings: Confirm outbuildings with permanent foundations (Yes).
- Small sheds: Will inspect sheds and metal structures; standard fees for these vary.
- Outbuildings with Living Quarters: $150 for properties under 2,000 sq ft. Contact Tyler if exceeding this threshold.
- Thermal Imaging: Used as an inspection tool, not a separate service. No pictures/videos provided.

- Communication: Send Tyler a manual text message for cancellations or reschedules.
- Payment: Do not offer payment at closing, but follow payment procedures if requested.
