Study Notes
- These notes cover key aspects of amenities and residential activities within Integrated Township Projects (ITP) according to UDCPR Table 14J.
FSI and Amenity Requirements
- The standard amenity requirements are based on an assumed FSI of 1.0.
- Amenity area requirements increase proportionately if the project's FSI exceeds 1.0.
- Amenity requirements for item (g) are based on a maximum Master Layout area of 200 Ha.
- For Master Layout areas exceeding 200 Ha, amenity requirement (g) increases proportionately.
- If the proposed FSI is reduced, the amenity requirement decreases proportionately.
Residential FSI and Land Use
- A minimum of 60% of the FSI must be proposed for residential use within an ITP.
- After allocating land for residential, amenities and infrastructure, remaining land should be developed as per Local Authority rules.
City Level Facilities
- 2% of the area (after deducting Development Plan/Regional Plan reservations) must be handed over to the authority free of cost for City Level Facilities.
- If the project proponent constructs the amenity as per norms and hands it over to the authority, they are entitled to Construction TDR.
- The Construction TDR granted for amenities can be used within the Planning Authority area or the ITP itself.
Residential Activities and Infrastructure
- Residential activities include housing, and infrastructure like water storage and garbage disposal.
- Table 14J in UDCPR provides the standards for residential activities in ITPs.
- Infrastructure land (such as for garbage disposal and water storage) is excluded from residential built-up area when calculating amenity needs.
Amenity Locations
- Amenities under item (g) can be located at one or more locations based on the specific requirements of the project.
