- The following notes pertain to Integrated Township Projects (ITP) under UDCPR, focusing on premium charges and FSI.
Premium Rates for ITP Projects
- A 15% premium rate applies in Afforestation Zones, Hill Top, and Hill Slope Zones.
- An 8% premium rate applies in Public/Semi-public Zones, Industrial Zones, TH & LP.
- A 10% premium rate applies in Agricultural, G1, CRZ, or Buffer zones.
- Premium is calculated based on the agricultural land rate.
- If the agricultural land rate is unavailable in ASR, the rate is determined by the Inspector General of Registration (IGR).
Premium Payment Schedule
- 10% of the total premium must be paid at the time of Locational Clearance.
- An additional 10% premium is due when issuing the Letter of Intent.
- 20% of the premium is required at the Master Layout Plan Sanctioning stage.
- The remaining 60% of the premium is payable in four equal installments.
- Installments for the remaining premium attract interest as per the Prime Lending Rate (PLR).
Floor Space Index (FSI)
- The basic permissible FSI is 1.0, subject to payment of the prescribed premium.

- An additional 100% FSI can be obtained by paying a premium at 10% of weighted average land rate.
