    Study Notes

    General Stipulations

    • Project proponents must develop basic infrastructure and amenities in the township as per the collector's satisfaction.
    • Project proponents don't have to provide amenity space as required by the Regional Plan / Development Plan.
    • They must plant at least 150 indigenous trees per hectare and maintain them.
    • All fees and charges are to be deposited with the Town Planning Department.
    • A bank guarantee equal to 15% of the estimated development cost is required for basic infrastructure development.
    • The developer must complete the project within 10 years from approval of the master plan.
    • Developer must maintain all infrastructure until the project is complete.
    • Property tax concession of 66% of the normal rate is provided for the duration of the project or until the township authority is formed.
    • Mandatory provisions like birth and death registration certificates are provided by the local authority for the duration of the project.
    • Utilities like police stations and fire brigades are handed over to the nearest respective authority on agreed terms and conditions.
    • Project proponents must provide adequate road width to any land adjacent to the township and not owned by them.

    Special Concessions

    • Lands under approved Master Layout Plan are deemed Non-Agricultural (N.A.).
    • 50% exemption on non-agricultural assessment for land under the township project.
    • Government land adjacent to the township may be granted to the project proponent, subject to rules and regulations.

    Reduction or Increasing of Township Area

    Appeal

    • Anyone aggrieved by an order can appeal to the Director of Town Planning within 40 days of the order communication.

    Control by the State Government

    • The Director of Town Planning is authorized to monitor the township project and submit a report to the Government every six months.
