Please check the loss notice for access and contact information. EFFECTIVE IMMEDIATELY PER PROCTOR: A FULL inspection of all properties is required including the roof regardless of what is claimed on the loss notice. 2. DO NOT contact Proctor Loan Protector directly with any calls regarding claim files. These calls should be directed to the RYZE TPA Reviewer. 3. If your file lists “Shellpoint” as a Lender name and the property is VACANT, DO NOT contact them for inspection reports. Our office has access to the inspection reports. Please email [email protected] if they are not in the file within 3-4 days at 972-934-4400. 4. Please call or email to check if inspection reports are available for all other VACANT properties. It is your responsibility to obtain, review, and address inspection reports, or confirm none are available. 5. Please be sure to REVIEW ALL documents uploaded to the reports section in radius. 6a. Within 48 hours of inspection for claims with damages in excess of $50,000.00 or exceed the policy limit; you MUST follow the large loss procedures and upload the “#36 Proctor Large Loss Status” and upload photos. Do not estimate the claim until we receive direction from Proctor. 6b. Within 48 hours of inspection reserves below $50,000.00, please upload the ‘#34 Proctor Inspection Status Report’. This is a TPA “Lite” client, and all questions should be directed to the TPA Reviewer. Reporting The claims system should be noted with a scheduled inspection or inspection date within 3 days of assignment The client expects first status with reserves within 5 days of assignment The client expects the final report within 10 days If there are contact or access issues, please contact the RYZE TPA Reviewer as they may have access to additional contact information If the amount of loss will exceed the policy limits, please contact the RYZE TPA Reviewer as other coverage may apply Do not remove any headings from the ‘#39 Proctor Narrative’ even if it does not apply to this loss. Inspection Contact is required within the first 24 hours of claim assignment. The claims system should be noted with a scheduled inspection or inspection date within 3 days of receiving the assignment. A complete inspection of the property is required including roof, if damages noted to interior or exterior, and any APS out buildings. There is coverage on residential APS properties 10% of the insured value of the property. If multiple buildings located on the property, please contact the RYZE TPA Reviewer for direction on coverage The client expects first status with reserves within 48 hours of inspection. Estimating Xactimate with applicable depreciation set to a maximum of 75% on materials only based on Age and Condition. ALWAYS show depreciation to your estimate based on the age and condition Remove labor minimums. If warranted please add to the estimate as a line item and change the other line items to materials only. Please print the estimate using the Final Draft with Age, Life and Condition 3rd Party Vendors Please see attached. Report Packages Please make sure to upload all requested documents into radius Your completed ESX file The Word document copy of the Proctor Narrative (Word DOC) A complete PDF stack Applicable weather reports Any additional documentation regarding or in support of the loss. Completed Other Insurance Form if property is in the control of the borrower and Interior Affidavit if you are declined an interior inspection by any contact person. 3rd Party Vendor/Engineer Guidelines  Roof Assists – Ladder assists are preapproved up to $500 for steep roofs and anything two stories or higher. Ladder assist invoices MUST be uploaded to radius, so we can send to Proctor for payment. If the ladder assist company requires pre-payment, the ladder assist will be an adjuster-incurred expense and the PAID invoice must be uploaded to radius for payment. o Effective Immediately DIRECT Inspections MUST be approved in writing and documented in the file. Request for approval on direct roof inspections can be sent to [email protected] or emailed to the RYZE TPA Reviewer.  Leak Detection –Proctor wants leak detection on all plumbing leaks with an undetermined source. Check with the RYZE File Reviewer if unsure. Leak Detection will be hired by the field adjuster. Leak detections will be paid directly by Proctor. ALD is NOT approved for use in Florida.  HVAC Technician- If the borrower has not had an HVAC technician inspect the unit, Proctor will want RYZE to hire an HVAC technician. The RYZE TPA reviewer will assign HVACi if needed and will be paid directly by Proctor.  StrikeCheck – If electrical damages are being claimed and the borrower has not had the repairs made, Proctor will want StrikeCheck to look at the damages. The RYZE file reviewer will assign StrikeCheck if needed and will be paid directly by Proctor  ENGINEERS: o If you feel an engineer may be warranted on a file, please upload a DETAILED status (Use the #31 Proctor Engineer Request Form) as to why an engineer is warranted and attach photos. When in doubt, please ask.  Sample reasons an engineer might be warranted.  The borrower stated the damage just happened last week, but you feel they are long term.  The PA is saying the water damage is from the roof, but it looks like it is ground water. o The RYZE TPA reviewer will send your status and photos over to the examiner at Proctor requesting the engineer. o The RYZE TPA reviewer will make the assignment to the engineer once we receive the approval from Proctor.  Once the engineer has been assigned it is the IA’s responsibility to keep in contact with the engineer and status the file.
