New Standards and Expectations
- Full property inspections, including roofs, mandatory for all claims, regardless of loss notice details.
- Direct contact with Proctor Loan Protector regarding claims is prohibited; all inquiries must go through the RYZE TPA Reviewer.
- For vacant properties with "Shellpoint" as the lender, do not reach out for inspection reports; access is available through the office.
- It is the responsibility of the adjuster to ensure the availability and review of inspection reports for vacant properties.
- All uploaded documents in the reports section of radius must be reviewed.
Reporting Requirements
- Scheduled inspections must be noted in the claims system within three days of assignment.
- First status with reserves expected within five days of assignment.
- Final report due within ten days of assignment.
- For claims exceeding policy limits, consult the RYZE TPA Reviewer for potential additional coverage.
Inspection Procedures
- Initial contact required within 24 hours of claim assignment.
- Complete inspection, including roofs and any APS outbuildings, must be conducted.
- Coverage on residential APS properties is 10% of the insured value, confirmation on multi-building properties required.
Estimating Guidelines
- Use Xactimate with depreciation capped at 75% on materials based on age and condition.
- Remove labor minimums; adjust estimates as necessary and print using Final Draft.
Documentation Submission
- Ensure all requested documents, including the completed ESX file and Proctor Narrative, are uploaded to radius.
- Upload applicable weather reports and any additional supporting documentation.
- Include completed Other Insurance Forms and Interior Affidavits when applicable.
Third Party Vendor Guidelines
- Roof assists up to $500 are preapproved for steep roofs; invoices must be uploaded for payment.
- Direct inspections require written approval documented in the file.
- Leak detections for unknown plumbing leaks must be coordinated through the RYZE File Reviewer.
- HVAC inspections may be requested by Proctor via RYZE if not previously done by the borrower.
- Electrical damages require StrikeCheck assessments if repairs have not been made.
Engineer Request Process
- Detailed status with the #31 Proctor Engineer Request Form required if an engineer is deemed necessary.
- Examples warranting an engineer include questionable damage timelines or uncertain damage sources.
- The RYZE TPA reviewer will handle submission for engineer assignment and follow up on the status.
