IT2406 Enterprise Asset Management (EAM) The SAP Enterprise Asset Management (EAM) focuses on managing, maintaining, inspecting, and repairing plants of business assets throughout its life cycle. For this system, assets refer to the equipment, machinery, and facilities that an organization has. Some of the benefits of applying enterprise asset management include: Increased Asset Reliability: By proactively managing maintenance, unexpected breakdowns are lessened, eventually increasing critical asset reliability. Improved Efficiency: This leads to reduced downtime, faster response time, and optimized resource utilization. Businesses can operate without worries as assets are in good condition. Cost-Saving: Through better asset management, businesses can control maintenance expenses, minimize unnecessary parts inventory, and extend the lifespan of assets. Compliance and Safety: The business can meet regulatory compliance requirements and ensure that safety standards are upheld. EAM Organizational Structure (SAP SE, 2022) The organizational structure of SAP EAM can be viewed as the following: Figure 1. EAM organizational structure. Retrieved from 2022 SAP SE/SAP UCC. Client – an independent environment in the system. Company Code – the smallest organizational unit where a legal set of books can be maintained. Plant – the operating area of a branch within the company. It can be a manufacturing, distribution, purchasing, or maintenance facility. Storage Location – an organizational unit allowing differentiation between the various stocks of material in a plant. It is required to store spare parts. 05 Handout 1 *Property of STI Page 1 of 3 IT2406 Maintenance Plant – the plant wherein the technical objects of a company are installed. It has oriented organizational units such as Location (e.g., building number, coordinates), Plant Section (responsibility for working assets), and Work Center (process measures of plant maintenance). Maintenance Planning Plant – the plant in which maintenance tasks are planned and prepared. EAM Master Data (SAP SE, 2022) The master data involved in SAP EAM are Functional Location, Equipment, and the Bill of Master (BOM). Functional Location A functional location is a hierarchically organized structure representing the location, a technical system, a building, or a part of it where a maintenance measure is performed. As a master data, it contains all information about the functional location. It can also have different types of equipment. Functional locations can be used to subdivide the objects into similar maintenance units. The benefits of the functional location master data include: o Structural depiction of technical plant o Planning and performing maintenance tasks o Verification of maintenance tasks o Data gathering for extended times o Cost monitoring o Behavioral analysis of individual areas under different conditions. Equipment An equipment is the physical object for which maintenance tasks are planned and performed. Examples include pumps, personal computers, circulation fans, and engines. These can be placed in functional locations. The advantages of the equipment master data include: o Administration of individual objects and data o Verification of maintenance tasks o Object-oriented cost monitoring o Data gathering and analysis for extended periods Bill of Material (BOM) It is the complete structured list of all components. It can be allocated to functional locations or equipment. In EAM, it includes three (3) types: Material BOMs, Equipment BOMs, and Function location BOMs. The advantages of the BOM master data include: o Structuring of objects o Service parts planning in maintenance orders and maintenance task list o Within the plant maintenance, BOMs are used if there are similar objects that can be maintained. EAM Processes (SAP SE, 2022) Here are the interconnected processes in SAP EAM. Notification Malfunctions and other requirements are gathered in notifications. A notification tells maintenance that something needs fixing by highlighting a breakdown that needs to be actioned quickly. Notifications can also be used to record works already carried out because a history needs to be maintained. 05 Handout 1 *Property of STI Page 2 of 3 IT2406 A notification must have the following: o Technical object o Notification data o Location data o Breakdown o Reported by o Damage location o Description Planning A notification normally triggers the order creation and order planning. Order planning includes the steps to be performed, required parts, and any specialized tooling. The maintenance orders can be created from maintenance plans, notifications, or made without any documents. Planned costs are calculated based on internal activity rates and external service costs. Maintenance Order Control Functions Control functions for maintenance orders can vary depending on the order type. Maintenance orders prove the following functions: o Mass change or mass editing o Availability check for spare parts o Capacity requirements planning o Printing work instruction papers Implementation and Completion Planned and unplanned materials withdrawals, such as goods issues are possible. Order completion steps include: o Time Confirmation o Technical Completion Confirmation o Technical Completion The customer billing can be performed after successful technical completion.
