PMAY UDCPR 14.4 Regulations

• The following notes are based on UDCPR Regulation 14.4 concerning Pradhan Mantri Awas Yojana (PMAY) provisions for both DP (Development Plan) areas and Regional Plan areas.

FSI in DP Area for PMAY

• The maximum basic FSI allowed in a Developable Zone under DP Area for PMAY is 2.5.
• Above 2.5 FSI in a DP Area, Premium FSI, TDR (Transfer of Development Rights), or both can be used to avail more FSI.
• 10% of the basic FSI is permitted for commercial use under PMAY in DP areas.
• The maximum FSI allowed in an Agricultural Zone under DP Area for PMAY is 1.00.
• The minimum road width required for PMAY in an Agricultural Zone under DP Area is 9.00 meters.

Infrastructure and Responsibilities

• The Commissioner/Chief Officer is responsible for checking the feasibility of providing infrastructure such as electricity, water, and sewerage.
• The Project Proponent is responsible for providing on-site infrastructure for PMAY projects.

Dwelling Units

• Two PMAY dwelling units cannot be amalgamated under this regulation.
• The maximum carpet area of a PMAY dwelling unit is as decided by the State Government for EWS (Economically Weaker Section)/LIG (Low Income Group).

Regional Plan Area for PMAY

• In the Mumbai Metropolitan Regional Plan Area, PMAY is allowed in U-1 and U-2/Urbanisable Zones.
• The maximum FSI allowed in the Mumbai Metropolitan Regional Plan Area under PMAY is 2.5.
• 10% of commercial use is allowed in PMAY schemes under the Regional Plan Area.
• In non-developable zones of the Regional Plan Area, the minimum road width required for PMAY is 9 meters.
• PMAY may be allowed up to 2.0 km outside a Municipal Corporation in a Regional Plan Area.
• The permissible FSI in outer peripheral areas from ULBs (Urban Local Bodies) under the Regional Plan is 1.0.
