PD 957: Protective Decree

  • Covers subdivisions, condominiums, medium-cost housing, and open market housing

Subdivisions

  • Saleable areas: 70%, non-saleable areas: 30%
  • Non-saleable areas include parks, playgrounds, community facilities, and circulation systems

Parks and Playgrounds

  • Required for projects 1 hectare or more
  • Minimum of 3.5% of the total area (20 lots/ha), maximum of 9.0% (65 lots/ha)
  • Minimum area of 100 sqm

Community Facilities

  • Multi-purpose center required for projects 1 hectare or bigger
  • Non-saleable areas

Roads

  • Hierarchy of roads: major roads (10.0m minimum), minor roads (8.0m minimum)
  • Applies to both medium-cost and open market developments
  • Planting strips and sidewalks required

Lot Requirements

  • Minimum lot areas:
