    • Every basement in a building must meet specifications, including ceiling height and waterproofing. (a) The ceiling of an upper basement should be between 0.6 and 1.2 meters above the average ground level, and may be flush with the ground level beyond the building line. (b) Adequate drainage measures must be implemented to prevent surface water from entering the basement. (c) Walls and floors must be watertight and have damp-proofing treatment. (d) Access to the basement must adhere to certain requirements, including staircase and ramp specifications. (e) Cabins provided in the basement must meet size and clearance requirements. (v) An office room is required in every residential or non-residential building for a cooperative society or apartment owners/lessees association. (vi) A letter box room is required on the ground floor or other convenient location for every unit in residential, commercial, and industrial occupancy. (vii) An independent and ventilated electric meter/service utility room is required on the ground floor or other floors with proper ventilation. (viii) Refuse chutes/garbage chutes may be provided on each floor or mid-landing in residential buildings. (ix) Corridors must meet minimum width requirements based on the building type and height. (x) Doors must meet certain width and height requirements, with additional provisions for exit doors. (xi) Stairways must meet specifications for width, flight length, riser height, and tread width and finish. (xii) In case of an exit stairway, it must conform to the requirements stipulated in Regulation 47. (xiii) The minimum head-room in a passage under the landing of a staircase and under the staircase is 2.2 meters. (xiv) The number of each floor shall be conspicuously painted in figures at least 15 cm large on the wall facing the flights of a stairway or at a suitable visible place. (xv) The minimum width of a staircase other than a fire escape is given in Table No. 16, which specifies minimum widths for different occupancies and building heights. (xvi) The maximum height of a riser is 17.50 cm in any occupancy, but on an internal stairway within a dwelling unit, a riser may be 25 cm high. (xvii) The minimum width of the tread without nosing for staircases of a residential building is 25 cm, and for other occupancies, it is 30 cm and shall have a non-slippery finish.

    • The main entrance to a building or plot for a high-rise or special building must be at least 4.5m wide and not obstruct the movement of fire engines or trucks. The entrance gate should open inward and be at least 4.5m tall for fire engine clearance. Ornamental gates are permissible.

    • A podium may be permitted in plots of 1000 sq.m or more. The podium may be used for parking, provision of DG sets, substations, and other facilities. The height is limited to 32m above ground level, and ramps must be provided in accordance with regulations.

    • A service floor of height not exceeding 1.8m may be provided in a building exclusively for the provision/diversion of services. A service floor with a height exceeding 1.8m may be allowed in a medical building or a building over 70m high with special permission from the Commissioner.

    • In areas where amenity open space is accessible from all plots and has no exclusive access, the rear marginal open space for plots abutting such open space should be a minimum of 3m.

    • For redevelopment in Gaothan/Koliada/Adivasi Pada with height restrictions, the ground coverage of the structure should not exceed 75% of the plot area, and open spaces should be left to consume the FSI (Floor Space Index) without affecting the light and ventilation of adjacent buildings and provide proper drainage facilities.

For plots in Gaothans/Koliwadas/Adiwasipada, front set-backs are N.A. for residential zones, less than 9m for streets 6m and more, and 4.5m for streets less than 6m.

    • For four wheeled vehicles, specific parking spaces are required based on the occupancy of the building or area.
