Master Layout Plan Approval Application

Apply to the concerned Collector/Authority with necessary documents such as attested copies of Gazette Notification, Letter of Intent, Part Plan of Sanctioned RP/DP, Village Map, ownership documents, Bank Guarantee, Undertaking and Affidavit, Master Layout Plan copies, contour map, Colored Google Earth image/Drone survey Image, and Phased Program of development.

Communication of Incomplete Documents

Within 10 working days, the Collector/Authority will inform the project proponent if the documents are incomplete.

Forwarding to JDTP

After receiving the complete proposal, the Collector/Authority will forward it to the Joint Director Town Planning (JDTP) for technical consultation within 10 working days.

JDTP's Response Time

The JDTP must send its remarks to the Collector/Authority within 2 months.

Master Layout Plan Approval Application to Collector/Authority: Required Documents

  • Attested copy of Gazette Notification needed
  • Attested copy of Letter of Intent required
  • Part Plan of Sanctioned RP/DP necessary
  • Submission of Village Map is a must
  • Documentation showing ownership of land proposed for an 18.0 m wide access road is needed if the project lacks access from an existing road of that width
  • A Bank Guarantee of the requisite amount as prescribed in Regulation No. 14.1.1,12 (i) must be submitted
  • Provide an Undertaking and Affidavit as prescribed by the Collector
  • Three sets of Master Layout Plans, with or without Building Plans are required
  • Include a Contour map showing contour levels of lands under the Master Layout Plan
  • Colored Google Earth image / Drone survey Image etc. should be provided
  • A Phased Program of development of physical infrastructure with amenities, along with project cost details, should be included

Collector/Authority Procedure for Master Layout Plan Approval

  • If documents are incomplete, the Collector/Authority must inform the project proponent within 10 working days
