Communication Protocol
- All communications regarding Coyle Inspection Engineers must go through Thea.
- For commercial, construction, contractor, or remodel calls, pass to Thea, even if a structural inspection/opinion report is requested.
- If the call is regarding a home lost in the Marshall Fire, direct them to the Coyle website for scheduling and payment.
- For contractor calls, email Thea with the caller's name, relationship to the property, phone number, property address, and their needs. Use the SMS template to confirm pricing and scheduling. This applies to all contractor calls, including those needing structural inspections/reports. Do not schedule duplexes through this process.
- Duplices require a special procedure.
Inspector Fees
- Mike's base fee is higher than other inspectors.
- Quote with Mike's pricing initially; revert to quoting if no payment.
- Detached Structures: $175 each. Additional $175 fee required if only detached structure needs inspection.
- Repair design: $800-$1500, plus $375 for each additional construction inspection. Must schedule opinion report first.
- Duplexes: Full price based on sq ft for first unit; half price for second unit if both are inspected.
- Re-inspections: Add $100 expedite report fee collected at the time of booking.

Scheduling
- No Saturday or Sunday appointments.
- Mask Requirement: KN95, N95, or well-fitting surgical masks required for all attendees.
- Allow up to 2 hours for inspections; clients should arrive within 30 minutes of scheduled start time.
- Collect payment at the time of scheduling.
- Determine caller's state and client type.
- Inspections are not for obtaining a city letter.
- Reports: Stamped and signed by Mike Coyle, considered certified opinions.
- Require repair design drawing for certified inspection reports by the city; may take 2 weeks. Iowa and Nebraska inspections handled by Thea.
- Structural inspections and re-inspections bookable. All other inspection types go to Thea.
- For expedited report, schedule an event in Mike's and inspector's calendars for 5 pm on the day of inspection, noting expedited report and OID number.

Access Procedures
- Homeowner or buyer's agent must provide access.
- Avoid contacting listing agents directly unless instructed.
- If scheduling a buyer's inspection, buyer's agent present.
- If homeowner schedules, homeowner present.
- If buyer schedules, notify realtor so they can provide information or be present.
- No removals permitted, only visual inspections.
- Pass Nebraska/Iowa calls to Thea for tracking.
- Must add notes for engineer regarding "issues". If mileage fee, include the number in parenthesis in notes below inspection fee.
Additional Notes
- Stephen does not do manufactured homes.
- No engineer inspects Mobile Homes.
- Modular homes are considered manufactured homes.
- Manufactured Homes: Prefabricated, factory-built structures on a permanently attached chassis.
- Verbal quotes only; do not send quote e-mails.
- Do not need agent office information if homeowner/buyer books. Gather agent info and buyer info if agent books.
- Important to ask a lot of questions to determine type of appointment needed. Please refer to Explanation of Services. If callers mention design or construction, pass the call to Thea.
