    • Structures for sports and recreation activities are permitted in layouts or sub-divisions, but BUA should not exceed 15% of the total required LOS.

    • The area of the plinth of such structures is restricted to 10% of the area of the total required LOS.

    • The total height of these structures should not exceed 8m, but can be increased to 13m for badminton or squash courts.

    • Clubhouses should include gymnasium, fitness centre, or yogalaya.

    • The ownership of these structures and their appurtenant users must vest in all the owners of the land on whose account the LOS is required.

    • Proposals for construction of these structures should come from the owners, societies or federations of societies for the beneficial use of the members.

    • These structures may not be used for any other purpose except for recreational activities.

    • The remaining LOS shall be kept open to sky and accessible to all members as a place of recreation.

    • In private layouts, LOS is for the exclusive use of the residents and shall not be subjected to acquisition by MCGM/Appropriate Authority.
