    Study Notes

    Light + Ventilation

    • Every building must have sufficient light and ventilation, and this should be considered during design, construction, and equipping phases.
    • The amount of light and ventilation needed depends on factors like setbacks, site occupancy, room sizes, ceiling heights, window sizes, and courts.

    Site Occupancy

    • Site occupancy is measured at ground level excluding courts, yards, and light wells.
    • Total Land Area (TLA) = Primary Site Occupancy (PSO) + Total Open Space Land (TOSL)
    • TOSL = Unusable Site Area (USA) + Internal Site Area (ISA)
    • USA is the minimum value, while ISA is the maximum value.
    • Refer to Table VII.1 on page 131 for specific USA and ISA values.

    Lot Types

    • The Code defines seven types of lots:
      • Inside lot
      • Interior lot
      • Corner lot
      • Through lot
      • Corner through lot
      • Corner through lot abutting 3 or more streets
      • End lot

    Yards and Setbacks

    • Yard: The required open space between a building's outer face and the property lines.
    • Setback: The width of the yard.

    Courts

    • Minimum court dimension: 2.00m
    • Minimum court area: 4.00sqm
    • All inner courts need to be connected to a street or yard by a passageway at least 1.20m wide.

    Joining Of Courts

    • In cluster living units with adjacent courts, the minimum dimension can be reduced to 1.50m.
    • Minimum area per court remains 3.00sqm.
    • Maximum height of a separation wall between courts: 2.00m.

    Parking Spaces and Carports

    • If a carport has a roof, it counts as part of the building footprint and not the TOSL.

    Front Yards As Parking

    • Front yard parking is allowed only for single-family dwellings classified as:
      • Basic R-2
      • Basic R-3
      • R-4

    Fire Wall Extensions

    • Above the roof line: 400mm
    • Under the eaves: 300mm
    • From the building edges: 600mm

    Prohibited Doors

    • The following doors are prohibited as exit doors:
      • Revolving doors
      • Sliding doors
      • Overhead doors

    Floor Level Change At Doors

    • There needs to be a floor or landing on each side of an exit door.
    • Maximum floor/landing difference from the door threshold: 50mm downwards.
    • Exception: For Group A or B occupancies, a door may open over the top step as long as:
      • The landing is no more than 200mm from the floor level.
      • The door does not swing over the top step.

    Corridors

    • Minimum corridor width: 1.10m
    • This width needs to be unobstructed, except for trim, handrails, and open doors (these can reduce the width by a maximum of 200mm).
    • Doors in any position cannot reduce the width by more than half.

    Dead Ends

    • Maximum dead end length: 6.00m
