Light + Ventilation

  • Every building must have sufficient light and ventilation, and this should be considered during design, construction, and equipping phases.
  • The amount of light and ventilation needed depends on factors like setbacks, site occupancy, room sizes, ceiling heights, window sizes, and courts.

Site Occupancy

  • Site occupancy is measured at ground level excluding courts, yards, and light wells.
  • Total Land Area (TLA) = Primary Site Occupancy (PSO) + Total Open Space Land (TOSL)
  • TOSL = Unusable Site Area (USA) + Internal Site Area (ISA)
  • USA is the minimum value, while ISA is the maximum value.
  • Refer to Table VII.1 on page 131 for specific USA and ISA values.

Lot Types

  • The Code defines seven types of lots:
    • Inside lot
    • Interior lot
    • Corner lot
    • Through lot
    • Corner through lot
    • Corner through lot abutting 3 or more streets
    • End lot

Yards and Setbacks

  • Yard: The required open space between a building's outer face and the property lines.
  • Setback: The width of the yard.

Courts

  • Minimum court dimension: 2.00m

Corridors

  • Minimum corridor width: 1.10m
  • This width needs to be unobstructed, except for trim, handrails, and open doors (these can reduce the width by a maximum of 200mm).
  • Doors in any position cannot reduce the width by more than half.

Dead Ends

  • Maximum dead end length: 6.00m
