Regulation 7.2: Additional FSI for Land Surrender
- Additional FSI is granted for surrendering land for road widening or new road construction.
- The surrendered land must be connected to Development Plan, Regional Plan, or Planning Proposal.
- Land surrendered for service roads along National Highways (NH), State Highways (SH), Major District Roads (MDR), or Other District Roads (ODR) is eligible for additional FSI.
- FSI is granted in proportion to Transferable Development Rights (TDR) regulations.
- The FSI can be used on the remaining land, based on the building potential outlined in Table 6-A, 6-G, or 6-H.
- Instead of utilizing the FSI on the remaining land, the owner can opt for TDR.
Regulation 7.3: Staff Quarters Development
- This regulation applies to staff quarters for the State Government, its statutory bodies, and Planning Authorities.
- An FSI of 3.00 is available if the road width is a minimum of 18.0 meters.
- An FSI of 3.00 is available if the plot area is a minimum of 4000 sq.m.
- If the road width is between 12.0 m to 18.0 m, the maximum permissible FSI is 2.50.
- One-third (1/3rd) of the total permissible FSI can be used as a free sale component.
- The free sale component should preferably be constructed in a separate block.
- Implementation by a public agency is an eligibility condition for the free sale component in government staff quarters.
Regulation 7.4: MHADA Housing Schemes
- The maximum permissible FSI for new MHADA housing schemes for Economically Weaker Sections (EWS), Lower Income Group (LIG), and Middle Income Group (MIG) is 3.00.
- A minimum of 60% of the built-up area in new MHADA schemes must be reserved for EWS/LIG/MIG categories.
- The permissible FSI for redevelopment of existing MHADA housing schemes that include all categories is 3.00.
- MHADA redevelopment schemes can include EWS, LIG, MIG and Higher Income Group (HIG) categories.
