Types of Construction
- Type I: Wood construction; structural elements may utilize any materials allowed by the Code.
- Type II: Wood construction with protective fire-resistant materials; one-hour fire-resistive rating throughout, allowing fire-retardant treated wood in non-bearing partitions.
- Type III: Combination of masonry and wood construction; must be one-hour fire-resistive, with incombustible fire-resistive exterior walls.
- Type IV: Constructed with steel, iron, concrete, or masonry; all walls, ceilings, and partitions must be incombustible fire-resistive, with exceptions for fire-retardant treated wood in non-bearing partitions.
- Type V: Requires four-hour fire-resistive rating with structural elements comprised of steel, iron, concrete, or masonry.
Changes in Construction Types
- No alteration of construction type shall occur unless it meets the requirements for the appropriate subtype; changes must be less hazardous to gain approval from the Building Official.
Fire Resistive Requirements
- Types II and III: One-hour fire-resistive rating for exterior walls and interior bearing walls; Types IV and V require four-hour fire-resistive ratings.
- Type V: Interior bearing walls have a three-hour fire-resistive rating; one-hour for vertical openings, floors, and roofs.
- Structural Frames: Type IV requires two-hour fire-resistive rating, while Type V needs a three-hour rating.
- All exterior doors and windows must have a one-hour fire-resistive rating regardless of type.
Interior Finishes and Materials
- Interior wall and ceiling finishes must comply with flame-spread standards; smoke density must not exceed that of untreated wood under testing conditions.
- Exemptions for finishes apply to frames/trim of doors/windows and materials thinner than 1.00 millimeter.
- Flame-proofed materials must be treated for a flame-spread rating of 50 or less.
Fire Zones
- Fire zones limit construction based on use, occupancy, type of construction, and fire resistance.
- Buildings spanning multiple fire zones are classified in the more restrictive zone if over one-third of the area is located there.
Regulations for Moved Buildings
- Any building moved into a fire zone must meet that zone’s requirements, including pre-engineered structures.
Temporary Structures
- Temporary buildings like reviewing stands or construction safety structures may be erected in fire zones under special permits; they must be dismantled after the permit timeframe.
