Tenement Size in TOD Zone
- The minimum carpet area should be 25 sq.m. in TOD zone
- The maximum carpet area is 120 sq.m.
- At least 50% of the total FSI must be used for houses with a carpet area of 60 sq.m. or less to provide affordable housing for middle and lower-income groups.
Mixed Use
- Residential plots adjacent to roads that are 12 meters or wider, mixed use (residential + commercial) is allowed with permission.
- For commercial plots, the usage is determined as per the Principal DCPR.
Marginal Distance
- The marginal distance in TOD zone follows the Principal DCPR.
Parking Norms
- Only 50% of the parking space compared to UDCPR is required in TOD areas to encourage people to use public transport instead of private vehicles.
Incentives for Public Parking
- Providing additional public parking within 200 meters of a Metro/MRTS station will not incur any premium charges; the additional parking space is approved free of cost.
Road-facing Boundary Regulations
- Compound walls/fencing is not allowed on plots facing the road.
- At least 50% of the front part of the plot (minimum 3.0 meters) must be kept open for pedestrians (footpath).
- Fencing can be done on the rear side with a setback.
Prohibited Businesses in TOD Zone
