    Reservation Development Options

    • Three options are provided for reservation development:
      • Planning Authority or Appropriate Authority can acquire land and develop for themselves or lease it out
      • The owner can develop the entire reservation and maintain it for the same public purpose
      • The owner can develop an amenity on part of the reservation, hand it over to the Authority, and develop the remaining part according to the adjoining zone's uses
    • Some reservations cannot be developed by the landowner:
      • Stadium, Sports Complex
      • Public Utilities: Cremation/Burial Ground/Slaughterhouse/STP/Water Treatment Plant/Water Tank
    • If the landowner develops the reservation, they must:
      • Have exclusive title to the land
      • Construct a building for the amenity on their plot and hand it over to the Authority
      • The owner can develop the remaining land with benefits:
      • Permissible FSI (Floor Space Index) according to the adjoining zone
      • Full plot potential
      • For FSI and potential calculation, the entire plot area is considered before the handover.
      • Construction Amenity TDR (Transfer of Development Rights) is permissible for the construction handed over to the Authority.
