Study Notes
- Minimum plot area fronting service roads along highways depends on the service road's actual width.
- For semi-detached buildings, a side margin is required on only one side, and plots must be laid out in pairs.
- Row-housing plots at road junctions must be larger to accommodate setbacks from both roads.
- Each row housing block should have between 3 and 12 plots.
- A 4.5 m wide road/pathway, or a 4.5 m side marginal distance within the plot, must separate each block.
- Ottas, railings, barricades, or supporting columns are prohibited in minimum front marginal distances.
- Steps are allowed within 1.2 m of the building line.
- Supporting columns for canopies or porches may be allowed within the building line.
- Marginal distances for special buildings are determined by specific regulations for those buildings.
- Plotted layouts must maintain a plot width-to-depth ratio of 1:1.5 to 1:2.5 if feasible.
- The pattern of development (semi-detached, row housing, etc.) in approved layouts must adhere to the original layout.
- If a commencement certificate predates the draft development plan and the plot is affected by a new road or road widening, the front margin is relaxed accordingly.
- For redevelopment proposals affected by a street line up to 9.0 m wide under municipal regulations or a development plan road of up to 9.0 m wide, the front margin is relaxed to the extent of the affected land, with minimum setbacks:
- 1.0 m for roads 12.0 m wide or less
- 2.0 m for roads wider than 12.0 m, from the final street line
- Plots substandard in area must be developed with marginal distances based on road width.
- Building lines along classified roads apply to residential buildings as defined in Regulation No. 1.3.93 (14).
- Control lines along classified roads apply to other uses, commercial uses per Regulation No. 3.1.6, or mixed-use buildings with at least 50% non-residential built-up area.
