Foundation Construction Standards
- Finish grade must slope 6 inches over 10 feet away from the foundation.
- 2,500 PSI is the required compressive strength for non-weather-exposed cast-in-place foundation and basement walls.
- 3,000 PSI compressive strength is necessary for cast-in-place foundation walls exposed to weather and for patio/porches, carport/garage slabs, or exterior steps.
- 5,000 PSI is needed for pre-cast concrete foundation/basement walls.
- 1,500 PSI is the compressive strength requirement for masonry system foundation/basement walls.
Rebar and Footing Specifications
- Footings must include a minimum of #4 vertical rebar spaced 4 feet on center (o.c.).
- Vertical footing rebar should extend a minimum of 14 inches into the stem wall from the footing.
- Horizontal #4 rebar should be at least 12 inches from the top of the stem wall and 3-4 inches from the bottom of the footing.
- Footings must have a level top surface with a maximal slope of 1:10 (10%).
Foundation Anchorage
- Foundation anchorage shall be installed every 6 feet o.c. with a minimum diameter of 1/2 inch anchor bolts.
- Anchor bolts must extend at least 7 inches into the foundation wall.
- Minimum anchorage for sill plates requires 2 anchors at a maximum of 12 inches from the ends.
Concrete Quality and Drainage
- Concrete slump must not exceed 6 inches.
- Foundation drains must be located 6 inches above the top of the footing and should not be less than 1 foot (12 inches) from the outside edge of the footing.
- Drains are mandatory around foundations that enclose habitable and usable spaces below grade.
Drainage Materials
- Foundation drainage materials can include gravel/crushed stone, perforated pipe, or drainage tiles.
- Drains must be covered with a filter membrane material.
- Perforated pipe foundation drains are placed on 2 inches of gravel/crushed stone and surrounded by 6 inches of gravel.
Dampproofing and Ventilation
- Dampproofing of foundation walls must be applied from the finished grade to the top of the footing or 6 inches below the interior slab, whichever is higher.
- Spaces under floor joists and above the earth require ventilation.
- Ventilation openings need to be 1 square foot for every 150 square feet of internal space.
Access and Sump Requirements
- At least one ventilation opening must be within 3 feet of a corner.
- Minimum access sizes for crawl spaces are 18 inches by 24 inches for floor openings and 16 inches by 24 inches for exterior wall openings.
- In non-Group I soil, a sump with a minimum dimension of 24 inches in diameter or 20 inches square is required to drain porous layers and footings.
Additional Notes on Steel Columns
- All surfaces of steel columns must be coated with rust-inhibitive paint, except when the column is corrosive resistant steel, and the steel is treated with coatings for corrosion resistance.
