Integrated Township Project Proposals

• These notes pertain to Integrated Township Project (ITP) proposals

ITP Proposal Processing Fee

• The processing fee for submitting an ITP proposal to the State Government is ₹5,000 per hectare, plus an additional ₹500 per hectare per year as per UDCPR guidelines.

Locational Clearance

• The State Government issues the Locational Clearance for the ITP after thorough scrutiny.
• Locational Clearance is granted via notification in the Official Gazette, after review by the High Power Committee (HPC).

Declaration of ITP

• An ITP declaration is made under section 44(2) for DP (Development Plan) areas
• An ITP declaration is made under section 18(3) for RP (Regional Plan) areas.

Scrutiny of ITP Application

• The High Power Committee (HPC) scrutinizes the ITP application prior to State Government approval.
• The High Power Committee (HPC) is responsible for the scrutiny, monitoring, promotion, and review of ITPs.

Mandatory Documents for ITP Application

• Mandatory documents include:
  • 7/12 extract or Property Card
  • Part Plan of RP/DP
  • Village Map
• An Environmental Impact Assessment (EIA) Report is not a mandatory requirement for ITP application.

Land Under Forest Area

• A certificate from the Forest Officer is needed if the land falls under forest area.
• This confirms whether the proposed ITP area includes forest land.

Land Under Tribal Jurisdiction

• A certificate from the Revenue Tahsildar is required to confirm whether the land falls under tribal jurisdiction.

Land Under Command Area

• A No Objection Certificate (NOC) from the Divisional Head of the Command Area is required if the land is partly under the Command Area.

Heritage or Protected Monuments

• If the proposed ITP area has heritage or protected monuments, a certificate from the Director, Archaeological Department is required.
• This verifies that the site doesn't contain any protected structures.

Area Statement for ITP Application

• The Area Statement required for ITP application includes:
  • Area under DP/RP Reservations
  • Total Area under ITP
  • Plot and Built-up Area of mandatory amenities
• It does not include the FAR (Floor Area Ratio) used in adjoining properties.
