Building Potential & Road Width

For service roads, development plans, approved layouts, or plots facing major roads but accessed via other roads, the width of the highway/major road determines building potential.

TDR Utilization

At least 30%, and up to 50%, of TDR from Slum Rehabilitation, Urban Renewal, or Amenity Construction must be used. Other TDR may be used if these are unavailable.

Premium FSI Rate

The premium for premium FSI shall be 35% of the land rate in the Annual Statement of Rates, irrespective of guidelines.

FSI for Subdivided Plots

Basic FSI and premium FSI for unauthorizedly subdivided plots up to 0.4 ha are 75% of the standard quantum, and TDR is 50%. Full potential may be applicable per Regulation No.3.4.1.
