Scheduling & Client Considerations

• Do not handle client emails; forward to [email protected]
• Confirm all inspections scheduled after 6:30 PM EST the next day.
• Document all client concerns in inspector notes.
• Provide builder representative information for new construction or pre-drywall inspections (even if a listing agent is present).
• Include unfinished basement square footage in total square footage for inspections.
• Contact Keri for commercial inspection fees and scheduling.
• Schedule radon drop-off 48 hours after the inspection (Monday pickup if inspection Friday or Saturday). Keep the event 30 minutes long.
• Confirm access for radon pickup in addition to home inspection access. Inspector availability will affect radon drop-off scheduling.
• CFBI does not perform mold remediation; refer to Elite Mold Services.
• Confirm inspector capabilities via the Inspector Capabilities Sheet.
• Sewer scope inspections are possible for homes with septic systems; does not include inspection of the septic tank.
• Water testing results are available 2-3 days after the inspection; inform clients.
• Detached garages are not included in inspections unless they have living space (e.g., MIL suite).
• Use the Spectora Quote Form after providing a quote, do not save/schedule in Spectora, and create quote emails with the provided template.
