Flashcards

Refuge Area Requirements

In buildings taller than 24m, a refuge area of 15 sqm or 0.3 sqm per person for two floors (whichever is higher) must be provided.

Refuge Area Placement

Refuge areas must be on the building's edge, ideally cantilevered, open to air on at least one side, and protected by railings.

Refuge Area Frequency

For buildings above 24 m and up to 39 m tall, one refuge area is needed just above 24 m. For buildings taller than 39 m, another refuge area is required above 39 m, and every 15 m thereafter.

FSI Impact of Refuge Areas

Extra refuge area beyond the required amount counts toward Floor Space Index (FSI), unless excess is due to planning limits and doesn't exceed 100% of needed area.

Study Notes

  • Buildings exceeding 24 meters in height must have a refuge area.
  • The refuge area should be 15 sq m minimum, or equivalent to 0.3 sq m per person for two consecutive floors' occupants, whichever is higher.
  • Refuge areas must be on the floor's periphery or a cantilever projection.
  • It should be open to the air on at least one side and protected by railings.
  • For buildings between 24 m and 39 m, a refuge area is required on the floor immediately above 24 m.
  • For buildings taller than 39 m, a refuge area is required on the floor immediately above 39 m, and every 15 m thereafter.
  • Refuge area exceeding requirements counts towards FSI (Floor Space Index).
  • Excess area due to planning constraints, is not counted in FSI if it doesn't exceed 100% of the required refuge area.
