###Â Architecture Act of 2004, Grouped Projects
- Group 6: Projects that involve the use of identical plans and specifications for multiple buildings without changes.
- Group 7: Housing projects that involve the construction of multiple residential units on a single site using one set of plans.
- Group 8: Projects that need extensive detailing in design, including built-in components, equipment, fittings, screens, counters, architectural interiors, and development planning.
- Group 9: Alterations, renovations, rehabilitations, retrofits, and expansions or additions to existing buildings in Groups 1 to 5.
- Group 10: Projects where the Architect is engaged to provide technical advice or opinions.
Architect's Compensation
- Compensation is based on the Architect's skills, experience, and imagination, as well as the type and level of professional services provided.
- 5.1 Percentage (%) of Project Construction Cost (PCC): The Architect's fee is based on the PCC, detailed in the Architect's Guidelines.
- 5.2 Multiple of Direct Personnel Expenses: This cost-based method is for non-creative work (e.g., accounting, research), based on technical hours spent, and does not account for creative design.
Owner's Obligations
- Provide necessary information, including title, zoning, utility connections, clearances, and soil investigations.
- Promptly pay for architectural, engineering, and allied services.
- Pay for design and consulting services related to acoustics, communication, electronics, and specialty systems.
- Arrange and pay for legal, auditing, insurance, counseling, and other services necessary for the project.
- Pay for reimbursable expenses and applicable taxes.
- Notify the Architect promptly about anything that may impact the project implementation.
Other Conditions On Services
- 7.1 Architect's Fee: Based on the Project Construction Cost. Additional services require additional compensation.
- 7.2 Other Services: Services like acoustic and illumination engineering, mural painting, sculpting require the Architect's recommendation and the Owner's approval.
Architectural Interior (AI) Services
- 2.6.4 Master Development Plans (PMDPs/ DMDPs): Shows the physical layout of areas, road network, access systems, easements, utility layouts, landscape layout, lot pad elevations, development standards, lot counts, and typology.
- 2.6.5 SPPCC: Represents total physical development.
Site and Physical Planning Services
