- The Architect provides design services for AI components, including floor, wall, and ceiling finishes, doors, partition systems, hardware, furniture, fixtures, signage, and graphic devices.
- The Architect assists clients in conducting bids or negotiations with contractors and suppliers.
- The Architect checks and approves samples and shop drawings.
- The Architect reviews and approves billings of AI components.
- The Architect conducts final inspections and approves installed AI components.
- The Architect may work in a dual capacity as Architect-of-record and Consulting Architect for AI services.
- The Architect may solely work as Consulting Architect for AI services.
- The Architect's fee for AI services is based on a percentage of the cost of the work, not including fees for Engineering and Specialist Consultants.
Acoustic Services
- Acoustic design involves planning and design that controls sound transmission to match the architectural design concept.
- Physical plans are necessary for site development and require consideration of the host site's economic systems, laws and regulations, tax structure, infrastructure, utilities, and other factors.
Site Development Planning (SDP)
- SDP involves translating ideas into physical plans and providing a multi-dimensional perspective.
- SDP is concerned with the general quality of settings for people, activities, buildings, and other natural and man-made phenomena.
- The Architect undertakes site planning for projects requiring multiple buildings and structures with amenities, facilities, services, and utilities.
- If other services are required, such as environmental studies, feasibility studies, market analysis, or impact analysis, they should be performed by qualified professionals with the Architect acting as the Lead Professional.
- Depending on project complexity, the Architect may hire Specialist Consultants to help validate certain features.
Comprehensive Development Planning (CDP)
- CDP expands on physical planning by including other activities necessary for handling components involved in creating a Master Development Plan (MDP).
- CDP Services cover the range of services from primary data gathering through the formulation of the MDP and preparation of the environmental impact assessment/statement (EIA/S).
- While the planning team is multi-disciplinary, CDP Services focus on non-physical components like financial, economic, administrative-political-institutional-legal, socio-cultural, and environmental aspects.
- MDP Services prioritize the physical planning and engineering components that translate inputs from initial CDP stages.
Special Building / Facility Planning and Design
- The Architect conceives, chooses, and develops the type, arrangement, and proportioning of structural elements in architectural work.
- Considerations include safety, cost-effectiveness, functionality, and aesthetics.
Preliminary Services, Contract Documentation, and Review Services
- The Consulting Architect must possess knowledge of Site Analysis, Space Planning and Management, Architectural Programming, Specification Writing, Estimation and Quantity Survey, Architectural Production, Architectural Software, Architectural Support Services, and Contract Document Review.
Post-Design Services
- The Consulting Architect must have experience in Pre-Construction, Construction, Post-Construction, and services under SPP Documents 204, 206, and 207.
- The Architect prepares the Fire Safety and Life Assessment Report (FALAR) required by R.A.No. 9514, the 2008 Fire Code of the Philippines and its 2009 IRR.
Dispute Avoidance and Resolution
- The Architect must be knowledgeable in Alternative Dispute Resolution (ADR) methods prescribed under R.A.No. 9285, the ADR Act of 2004, and its IRR.
- This includes Construction Arbitration, Mediation and Conciliation, Negotiation, Contract Administration, Quality Surveys, Appraisals and Adjustments, and Expert Testimony.
