**Project Status Report Titles** **Site Tour Approved** Physical site has been presented and approved by Edward and Shauna (virtual, physical). **LOI Executed** Landlord and SDM signed LOI. **Site Survey Requested** Landlord sends site plan (layout of the building where the drive thru is, garbage, entrance). Full set of base building plans (site plan, architectural, structural, mechanical, electrical and plumbing (MEP)) in PDF and CAD form. Once we received those, we send to architect, and we ask them to start the site survey (date recorded). Site survey request is either drawing based or in person based. If building exists, architect will go on site and do analysis, but they want the plans (compare plans and real physical site to see discrepancies). If the building is to be built, we use the plans. 4 weeks after alignment **Site Survey Received** Architects have 3 weeks to complete the report and then the call must happen the following week. 3 weeks after request sent **Bldg Schematic Complete** Landlord responsibility. Landlord's renderings (3D image) are completed by their architect. 8 weeks prior to SSR sent **Bldg Program Set Complete** Landlord responsibility. Landlord has preliminary plans (a bit more than renderings). 4 weeks prior to SSR sent **Schem Prep Pkg (Package) Complete** Schematic pretty layout of store: what the designers prepare Once the site survey call is done with the architects, construction has **2 weeks** to create a budget based off the site survey report. Once you get the budget, that is when you can actualize because designers depend on the budget that was set by construction for the materials for example. 2 weeks after SSR received **RECS Approved** When did it get approved by RElay next. Weekly cadence. **Schematic Start** Designers start designing the store. Schematics can start right after the budget is done by construction which means after Schematic Prep Pkg. 1 week after SSP **Schematic End** 7 weeks total for SD1 and SD2 once design starts. 7 weeks after schematic sent **Lease Executed** Landlord and Starbucks have signed the lease. **Site Plan Permit Submitted** Landlord responsibility. **Bldg CDs Complete** Landlord responsibility. Landlord's full set of base building drawings (PDFs and CADs are complete). Day before we do site survey request. 1 week prior to SSR sent **Coord. Bldg CDs Complete** Landlord typically has 2 weeks after CDs end to approve Starbucks' plans. 2 weeks after CDs end **Site Plan Permit Approved** Landlord responsibility. When did the landlord receive approval from the city for the site plan layout. 1 week prior to SSR sent **Submit Bldg Permit** Landlord responsibility. When did the landlord apply for their construction permit. **Bldg Permit Rec (Received)** When did the landlord receive their construction permit. 8 weeks after Bldg Permit Submitted **LL Const. Start** When did landlord start their construction 2 weeks after Bldg Permit Received **LL Const. Complete** When did landlord complete the base building Approx. 20 weeks **CDs Start** Once designers finish SD2, they give it to the AoR (architect of record) and the AoR starts construction drawings 1 week after schematic end Initial Review Set (50CDs) 3 weeks after CDs start Final Review Set (90CDs) 2 weeks after 50 CDs **CDs End** 7 weeks later from CDs start 7 weeks **Submit Interior Permit** When did Starbucks apply for permit **Interior Permit In Hand** 8 weeks to 12 weeks. Construction manager or SDM will tell rep how many weeks to put. If not, always assume 12 weeks for buffer. 8-12 weeks **Const. Start** Ideally 2 weeks after permit received **Const. End** 6 and half weeks later (no drive thru) Drive thru: 7 and half weeks Standard: 6 ½ Drive thru: 7 1/2 **Punch Walk** A week before turnover (double check with Stephanie or Raza) **Punchlist Complete** Ops turnover. Same as turnover **Ops Turnover** Construction managers give the keys to operations 2 days before the store open. **Store Open** Store open is typically on Thursdays. Notes: BLDG: landlord is building CD: Starbucks Landlord responsibility.: Site survey do not start until we have all those plans. We always start construction date on a Monday.
